Saw Wilco at the King's Theater-really liked the place, old style theater, really nicely renovated (not that much scheduled there that makes me want to drag into Brooklyn, though).

That part of Brooklyn is a bit like Ditmas Park, with old Victorians along with apartment houses. It was upper middle class, then the middle class left, became minority. Ditmas Park has gentrified, not sure about the part of Flatbush that King Theater is in, though. It probably will go the way of the rest of Brooklyn, though (the theater is probably a sign of impemding gentrification).

And I've read of the disappearing, of course, long-time Brooklyn neighborhood institutions...restaurants, delis, etc...that finally take offers too good to refuse or just can't take the enveloping pressures of rising values/taxes.
A borough feature tangent: I happened to look yesterday at the brief preface to A Tree Grows in Brooklyn:
“There's a tree that grows in Brooklyn. Some people call it the Tree of Heaven. No matter where its seed falls, it makes a tree which struggles to reach the sky. It grows in boarded-up lots and out of neglected rubbish heaps. It grows up out of cellar gratings. It is the only tree that grows out of cement. It grows lushly . . . survives without sun, water, and seemingly without earth. It would be considered beautiful except that there are too many of it.”

Property taxes in NY, if I remember correctly, don't always get updated to current market prices, so you are often paying much less than it is worth on the market. When it can really catch up, though, is on selling; under certain circumstances, you could owe capital gains, so staying put is sometimes better. (complicated business, though, there are exceptions, and exceptions to the exceptions)

I've never lived where property values aren't reassessed or where there's rent control. It's even worse for renters. Your landlord is being taxed out, or wants to cash out and you're not going to be offered a new lease. They're waiting out tenants to sell to a condo developer...or not even waiting.

Unlike Jersey City taxes.... ouch! I just did a quick look through Zillow out of curiosity..... They are going for 1.5 mill to 2.5 mill. 7 bedrooms and a double garage.

It is even so in Westfield NJ, where I llive...political clout has to do with taxes and assessments as well. So, old Victorians that sell for >$1 million, are older than the houses built in the 70's, 80's, etc, and they are valued as less for taxes, even though they sell for so much more on the market. (the age of the houses is the justification for being valued less; newer is better and valued higher, even though the real market sees it the other way).
